Elevate Property Advisors is a Squamish-based real estate consulting and project management firm offering expertise in municipal permit approvals, development planning, property investment analysis, local market intelligence, asset management, and project management. We support property owners, investors, developers, and business operators in all aspects from land acquisition to rezoning/subdivision/DP applications through to design-build structures and construction projects of almost any scale. We support pre-existing development teams with localized knowledge and relationships, and will also lead projects as requested.
The principals have resided in the Sea to Sky area for over 20 years, developing extensive experience in the evolution of local OCP’s, DP Area Guidelines, Bylaws, historical policy decisions, and current political objectives of community leaders in both Squamish District and the SLRD. We have nurtured strong relationships with local stakeholders, government agencies, Squamish Nation, and the wider community through years of volunteering and positive local involvement.
We understand the complicated process of land use and permit approvals. We will advise and/or manage the local permit application process for your project, including coordination of consultants, liaison with community, gov’t officials, or local First Nation as best required. We rely on our well-developed local relationships to maintain optimal communications between all stakeholders for speed and success of application approvals.

The Hive Bouldering Gym – Business Facilities, Initiation & Expansion
Facilities Search, Acquisition, Zoning Conditional Approvals. We are proud to have assisted in the realization of this very successful business concept from day 1 forward. Many business operators encounter difficulties in finding suitable premises, resolving zoning and building code issues for occupancy, managing efficient and timely construction, and creating equitable ongoing arrangements with landlords. These tasks are infrequent but have serious implications to initial set-up, relocation, and ongoing facility operation costs. Kiewit Toba Inlet Remote Camp Project
Project Management, construction and delivery of fully self-sufficient 47-room floating camp to remote site in Toba Inlet, BC. The structure was built on a 150 foot barge with installation of water treatment system, sewage treatment system, long-term diesel and propane storage tanks, two power generators, fully sprinkler and fire safe, plus commissary kitchen, housekeeping, and recreation facilities. The camp was pinned to deepwater shoreline, ramp-to-land access, and functioned successfully through inclement weather for several years as required, supporting staff for Kiewit\’s land-based powerplant install project.
Major Heritage Building Retrofit, Green Roof Install
Project Management, $2.8 million retrofit of a Heritage \”A\” retail/office property in the heart of Gastown, Vancouver. Included complete replacement of elevator mechanical, substantial structural and fire safety upgrades, extension from original 6 storey to 8 – adding basement and rooftop passenger landings, plus new double-height elevator mechanical top shack; Rooftop work included install of luxury quality patio, structural rooftop reinforcement, specialized waterproofing, all mechanical reconfigurations, and long term Green-roof with irrigation.
Asset Management, Portfolio, Mixed Use Investment Properties
Asset Management – portfolio of mixed use revenue properties in Vancouver, BC. Property business plan creation and execution, financial management, policy development, assessment of building conditions leading to short and long term capital improvement strategies, marketing, leasing, negotiation, and legal contract management.
